Calare Properties' investments seek to generate substantial returns on invested capital by making value-focused investments in commercial real estate, generally in the eastern United States.

The commercial real estate market continually presents new real estate investment opportunities, particularly in the target deal size of $5-$50MM. Calare’s experience is that this stratum offers numerous investment opportunities due to

  • mispricing and mismanagement of assets by inexperienced operators and corporations;
  • the large capital requirements of commercial real estate; and
  • capital voids due to shifting capital markets and local inefficiencies.

Our investments are balanced between properties that fit into two basic strategies:

  1. Value-Add/Adaptive Reuse: create value through intensive redevelopment, repositioning, or re-leasing of mismanaged or undervalued properties; targeting a 3-5 year hold
  2. Opportunistic Cash Flow: acquire properties with current income that have high capitalization rates due to market inefficiencies, perceived risk, or opportunistic timing, targeting a 5-6 year hold
